Turner Construction’s new tenant signs with The Foundry

CINCINNATI – Construction on the foundry development in Fountain Square won’t complete until later this year, but the list of tenants is already beginning to take shape.

On Monday, Turner Construction announced it had signed a lease for the $ 51 million mixed-use facility.

Turner will occupy 27,000 square feet on the second floor of the building on the corner of Fifth Street and Race Street. It is across from the 84.51 ° building, a development where Turner and Cincinnati Center City Development Corp. (3CDC), the developer of The Foundry.

The room had housed a Macy’s department store.

Turner, one of the largest construction companies in the area, is moving a few blocks from its current office building on West Court Street.

“The city center has been our home for over 20 years; Thank you to the Chavez family and their Court Street office location, ”said David Spaulding, Vice President and General Manager, Turner.

Turner is expanding its own space and is expected to be completed in early 2022.

“Moving to our new space offers the opportunity to create the right environment for our employees, showcase sustainable and innovative products and processes, and provide a designated space for community organizations, companies and thought leaders to collaborate,” he added. “We are excited to share our new home.”

The news of Turner’s signature follows the signing of The Foundry’s first two tenants by 3CDC.

In early June, Nashville-based restaurateur Terry Raley announced plans to open a new restaurant called Royce later this year. The French-influenced brasserie will take over the former premises of Tiffany’s.

Last week, Deloitte, Greater Cincinnati’s largest accounting firm, became the first office tenant to sign. They will take up about 30,000 square meters.

The Foundry will have a total of 150,000 square meters of class A office space spread over the second and third floors. About 93,000 square feet are still available, according to 3CDC. There is also approximately 35,000 square feet of street level retail space.

“As one of the most prominent structures in the Cincinnati Central Business District, we are excited to reactivate The Foundry with companies running their respective industries and restaurant tenants that will bring significant foot traffic to this core area of ​​our city,” said Katie Westbrook, who Development manager who oversees the project for 3CDC.

The foundry is the redevelopment of the former center of Fountain Place. 3CDC said the goal is to better connect the area around the convention center with Fountain Square.

The project includes the demolition and reconstruction of the existing facade, the removal of skywalks and building improvements. They also widen the sidewalks along Vine, Fifth, and Race streets.

The building also serves as the home of a new LED board that visitors to Fountain Square can enjoy.

3CDC has completed the demolition of the interior of the building. The installation of the mechanical systems throughout the structure is in progress.

They are currently clad the building with an all-glass facade. That should end by the end of this month, 3CDC said.

An underground car park with 164 parking spaces is already in use.
